Special Long-term and Discount Rates
Rent for one month is discounted 20%. Rent for two to six months is discounted 25%. Rent for six to twelve month lease is discounted 35% and the 16% IVA is avoided. Leases of six to twelve months require tenant to pay for electricity and maid service is not included.

Terms and Conditions
Security Deposit and House Keeping Gratuity: A House Keeping Gratuity will be added to your invoice. The gratuity is $15 for a 1-bedroom unit and $30 for a 2-bedroom unit, for 7 nights. For stays of less than 7 nights the gratuity will be pro-rated. A refundable security deposit of $200 may be required with the final payment. Security deposits are processed at the end of each month and refunds are credited to charge accounts or returned by check within 10 days thereafter.
Minimum Stay: Seven night minimum stay over the Christmas & New Year’s holidays. Five night minimum stay for December through May. Four night minimum stay for June through November.
Maximum Occupancy: Maximum occupancy is 6 people for the 2-bedroom condos and 4 people for the 1-bedroom condos. Sofa beds can sleep two adults, but are better for children.
Terms of Payment and Refunds: Reservations require a 50% rent deposit for confirmation. We accept personal checks, credit cards (Visa and MasterCard) and Paypal payments. The balance, with the tax and security deposit (when applicable) must be received at least 30 days prior to the arrival date.
Cancellations: The rent deposit, less a 3.5% processing fee, is refundable until 60 days prior to the arrival date. There are no refunds of deposits, rent or tax, for cancellations made for any reason within 60 days of the arrival date. Cancellation insurance is available through travel agencies.
Check in – Check out Time: Check in is 1:00 p.m. and check out is 11:00 a.m. Baggage may be stored in the secure laundry\dive room after check out.
